What a typical Suntree booking actually costs: a 2,200 sq ft house built in 1992 is $395 for the full inspection, with the wind mitigation report included free. The 4-point the carrier will want on a thirty-four-year-old house is $75 at the same visit rather than $150 on its own. That is $470 for all three. Bought separately they come to $670.
What Drives the Number
Size, and nothing else on the invoice. But it is worth understanding why an older Suntree house takes longer to inspect than a newer one of the same size, because that time is real even though you are not billed for it.
Where the Extra Hour Goes on a 1990s House
Tracing supply piping to establish what it is and where the visible runs stop. Getting into the attic to photograph the roof-to-wall connection for the wind mitigation form, which on a low-pitch truss roof means crawling somewhere unpleasant. Reading data plates on equipment old enough that the label has faded. Working the screen enclosure frame for corroded fasteners and anchor condition. On a newer build most of that resolves in minutes.
Why Square Footage Anyway
Because it is a fair proxy for the work. A 3,000 sq ft house has more roof, more rooms, more fixtures and more circuits than a 1,200 sq ft one, and inspecting it to the same standard takes proportionally longer. Pricing on size means the fee tracks the job rather than what a Suntree address suggests you can pay.

A 4-point alongside a full inspection is $75 instead of $150. Wind mitigation is free instead of $125. That is $200, and it comes from scheduling rather than from anyone doing less work. Beyond that, do not buy inspections you do not need, and do not let anyone sell you a separate roof inspection when a full inspection already covers the roof.
What a Cheap Quote Is Buying You
Fees on the Space Coast sit in a fairly narrow band. When a number comes in well under the rest, the difference is almost always time on site, and it comes out of the same five places: the panel dead front stays on, the attic gets viewed from the hatch, the roof gets assessed from the driveway, there is no thermal imaging, and the report never says which areas could not be reached. That last one costs the most later, because you have no way of knowing what was skipped.
On a Suntree house, add a sixth. Nobody looks for the polybutylene.
Checking Things Yourself
Plenty of what a buyer wants to know can be checked on a second showing, and it is worth doing before you spend anything.
Run every tap and watch how fast the hot water arrives. Open and close every window and slider, which on a 1990s house is where you find failed rollers and fogged double panes. Read the date on the water heater and the condenser data plate. Ask the seller directly when the roof was replaced and whether there is a permit for it. What you should not do is get on the roof, take the cover off the electrical panel or go into an unlit attic, because the parts of this job that need training are the same parts that put people in the emergency room. Those stay with the person carrying insurance for it.
