What a Suntree Inspection Covers

The Suntree question worth asking before you write an offer: what is the supply piping. Polybutylene went into Florida houses from about 1978 to 1995, which overlaps most of the Suntree build-out, and a carrier that finds it after you close can decline the policy outright. It is visible at the water heater in about ten seconds. It is also the most expensive thing to discover late here.
Four Findings That Repeat in 32940
Polybutylene supply piping, gray and flexible, failing at the fitting rather than the pipe. The Golf Course Lots
Backing onto the course changes two things in the report. Irrigation, because sprinkler heads aimed at stucco instead of grass leave a stain line that reads as a moisture problem until you find where the water is coming from. And screens, because errant tee shots are a real cause of panel damage on this side of Suntree Boulevard. Neither is dramatic. Both get photographed.
Age, and What Insurance Does With It
A house built in 1995 turned thirty-one this year. That number, more than any other detail about a Suntree property, drives what your insurer is going to ask you for.
The 4-Point
Carriers generally want a 4-point inspection at around thirty years: roof, electrical, plumbing, HVAC, condition and remaining life on each. Nearly every original Suntree home now sits on the wrong side of that line. Wind Mitigation, Where the Money Is
The wind mitigation form records roof covering and its permit date, roof deck attachment, roof-to-wall attachment, roof geometry, secondary water resistance and opening protection. The roof-to-wall line moves the premium most, and it gets recorded as toe nail, clip, single wrap or double wrap based on what is actually visible in the attic.
Builders working in Suntree before 2002 were not uniform about this. Two houses on the same street, same year, same floor plan, can score differently, and the only way to know is for somebody to go up there with a camera.
