What a Cocoa Beach Inspection Covers

Structure, roof, attic, electrical, plumbing, HVAC, the exterior envelope, drainage and every interior system, over three to four hours on a typical single-family home. On a condominium the scope narrows to your unit and what serves it, which is a smaller job and a different one. Either way the report lands within 24 hours.

Why Cocoa Beach is not just another beach town on this list: Satellite Beach is mostly single-family block from one era. Indialantic spans a century of building. Cocoa Beach has a far larger share of condominiums and of property that has been rented out, sometimes weekly, for decades. Ownership boundaries and hard use are the two things an inspection here has to get right.

Condominiums and What You Actually Own

In a condo you own the interior and the systems serving your unit. The building shell, the roof, the corridors, the elevator and usually the exterior windows and sliders belong to the association. Our report covers your side of that line: interior finishes, the air handler and condenser, the water heater, plumbing fixtures, electrical devices and panel, and any evidence that water has come through from outside.

What it cannot do is tell you the condition of the building. That is what the association's reserve study, recent engineering reports and board minutes are for, and on an older oceanfront structure those documents can matter more than anything in our report. Ask for them early, because they take time to arrive.

Rental Wear Is a Real Category

A house that has been let by the week for fifteen years has had thousands of people through it, and it shows in a specific pattern: slider tracks and rollers, door hardware, faucet cartridges, toilet fill valves, cabinet hinges, shower seals, and the AC system that ran hard through every August with the doors opening constantly. None of that is structural. All of it is money, and it is invisible on a walkthrough because a cleaned unit between guests looks fine.

Salt Air on the Island

Cocoa Beach sits on a narrow strip between the Atlantic and the Banana River, and the salt reaches everything.

Where Corrosion Concentrates

The air conditioning condenser first, because a coil losing fin surface still cools on a mild day and fails in August. Then the service panel, where salt settles on the bus bar and lug terminals and shows as white or green powder. Corroded connections run hot, and heat in a panel is how fires start. After that: exposed roof and soffit fasteners, drip edge, garage door springs and tracks, window and slider hardware, and exterior light fixtures.

On an upper-floor oceanfront unit the exposure is worse, not better. Height buys a view and more wind-driven salt.

What That Means for Insurance

Cocoa Beach is in a wind-borne debris region, so the OIR-B1-1802 wind mitigation form is where a carrier finds the credits that lower a premium: roof covering, roof deck attachment, roof-to-wall connection, roof geometry, secondary water resistance and opening protection. Sort out access early

What Buyers Should Establish First

Whether you are buying a unit or a building. If it is a condo, the association documents are a second inspection running in parallel and they are slower to obtain than ours. If it is a single-family house, the questions are the ones that apply to any 1960s or 1970s island property: drain line material, service panel make, roof covering age and its wind mitigation profile, and how far corrosion has got into the mechanical equipment.

No Permit Is Involved

A home inspection is something you hire privately. It is visual, non-invasive, and requires no permit, no application and no municipal approval. Permits attach to construction work and to the building inspections that follow it, which is a separate activity handled by the city and by whoever is doing the work. If a search brought you here looking for that, this is not the same thing and we do not perform it.

Selling or Listing a Cocoa Beach Property

A pre-listing inspection on an island property earns its fee more often than not, and on a former rental it earns it twice.

You find out what a buyer's inspector will find while you still control the response. You choose the contractor, get two quotes rather than accepting one, and decide what to fix, what to price in and what to simply disclose. Insurability comes first in that order, because a buyer who cannot bind a policy cannot close no matter how much they like the view. That means the panel, the roof covering and its documentation, the water heater if it is past ten years, and any active leak. Everything cosmetic waits.
