What We Inspect in an Indialantic Home
Structure, roof, attic, electrical, plumbing, HVAC, the exterior envelope, drainage, and every interior system, over three to four hours on a typical single-story property. That scope does not change from town to town. What changes in Indialantic is that the building in front of us could have been put up in any decade from the 1920s onward, and the first job on site is working out which.
Why the year matters more here than almost anywhere in Brevard: Indialantic is roughly 1.3 square miles and it has been building continuously since 1917. Satellite Beach is mostly one era. Viera is mostly another. Indialantic is all of them at once, sometimes on the same lot, because a 1950s cottage with a 1988 addition and a 2015 kitchen is three buildings pretending to be one.
Reading a House by Its Decade
Frame cottages from the pre-war and early post-war years bring wood-destroying organism exposure, moisture in sheathing, and structural connections that corrode where nobody can see them. Concrete block from the 1960s and 1970s brings cast iron drains at the end of their service life, original panels including Federal Pacific and Zinsco, and aluminum branch wiring from the 1965 to 1975 window. Late-century work brings polybutylene supply lines in some houses. Recent construction brings none of those and a different set of installation-quality questions instead.
Get the era wrong and you look for the wrong failures.
How the Inspection Runs
We start outside, because the exterior tells you what to expect inside, and finish at the electrical panel with the dead front off. Attic entered rather than viewed from the hatch. Roof walked where the pitch and covering allow it safely, and the report states which method was used where. Every fixture run. Thermal imaging across suspect areas, confirmed with a moisture meter before anything gets called a moisture problem. The complete list is on our Indialantic inspection checklist.
Your Inspector
Every inspection is performed by a Florida-licensed, InterNACHI-certified inspector working under license #HI 11755, carrying thermal imaging and a moisture meter on every job.
What Local Knowledge Actually Buys You
It buys the right question at the right house. On a 1948 frame cottage three streets from the Atlantic, the question is what the sill and the structural connections look like. On a 1971 block ranch, the question is the panel make and the drain material. Both questions take two minutes to answer if you know to ask them, and both cost a buyer five figures if nobody does.
What We Do Not Do
We do not perform repairs on properties we inspect, and we do not refer you to a contractor who pays us. When a finding needs a specialist the report names the trade and the question to ask them, and who you hire is entirely your business. An inspection is worth something only if nobody stood to gain from its conclusions.
Booking an Inspection in Indialantic
Indialantic is a few minutes over the Melbourne Causeway from our office, which is why same-day and next-day scheduling is routine rather than a favor.
Price it first
The instant quote tool gives a real number from square footage and inspection type. No travel surcharge applies anywhere in Indialantic, Melbourne Beach or Indian Harbour Beach. Full details on our Indialantic cost guide.
Book the day your offer is accepted
Call or text 321-722-7321. Inspection periods run through weekends and start on the effective date, so the day you book decides how much room you have left to act. See same-day inspections if the clock is already short.
Utilities on, access clear
Power, water and gas live. Panel, attic hatch, water heater and air handler reachable. Gates and sheds unlocked. On a seasonally occupied beachside property, confirm the utilities are actually on rather than assuming, because that is the most common reason an inspection has to be rescheduled.
Buying in Indialantic
Inventory here is small and it moves, and the inspection period is the only window where you can still change your mind without paying for the privilege.
How the Inspection Protects a Buyer
It converts a decision made on a showing into a decision made on evidence. A house can present beautifully, appraise cleanly, and still hold a cast iron drain line with two years left in it, a panel no carrier will write around, and a roof whose wind mitigation profile earns nothing on the 1802 form. None of that is visible from the driveway, and all of it is findable in an afternoon. Our pre-purchase inspection page covers how to use the timing.
What Buyers Should Establish First
The year the house was built and the year each major system was last replaced. Everything else follows from those two answers: what the drains are made of, what the panel is, how old the roof covering is, and whether the water heater is a year from failing. A seller who can produce paperwork for all four has usually maintained the rest of the house as well.
Selling in Indialantic
On a house with fifty years of history, a pre-listing inspection is the cheapest control you will ever buy over your own transaction.
Why Sellers Order One
Because the alternative is finding out during the buyer's inspection period, when repairs get priced by someone else's contractor and every finding becomes a negotiation you did not choose to have. Order it first and you decide what to fix, what to price in and what to simply disclose. Our seller inspection page covers what to handle and in what order.
What Actually Moves the Number
Insurability first, always. A buyer who cannot bind a policy cannot close, no matter how much they like the kitchen. That means the panel, the roof covering and its documentation, the water heater if it is past ten years, and any active leak. Cosmetic work comes after, if at all.
Serving Indialantic and the South Beaches
We inspect throughout Indialantic and 32903, from Riverside Drive on the Indian River side across to the ocean end of Fifth Avenue, and through the neighborhoods either side of the Melbourne Causeway. The same rates and scheduling apply in Melbourne Beach, Indian Harbour Beach and Satellite Beach, and across the water in Melbourne, Palm Bay and Viera. See every area we cover on the Brevard service areas page.
