What a Merritt Island Inspection Covers
Structure, roof, attic, electrical, plumbing, HVAC, the exterior envelope, drainage and every interior system, across three to four hours on a typical single-story block home. That is the same scope we run anywhere in Brevard. What is different here is the ground the house sits on and, frequently, the structures holding that ground in place.
The Merritt Island question nobody asks until it is too late: what condition is the seawall in. It is not part of a standard home inspection, it is not visible from the front of the house, and replacing a failed one runs well past the cost of a new roof. On a canal lot it deserves an answer before you close, not after.
Waterfront Structures
We report what is visible and reachable: cracking and cap separation on a seawall, staining that suggests tie-back or weep problems, scour or undermining at the toe, and the condition of dock decking, pilings, cleats and boat lift framing. Every one of those goes in the report with photographs.
What we do not do is certify any of it. A seawall showing distress needs a marine contractor or a structural engineer, and a boat lift needs the company that services them. The report names which one and what to ask. An inspector who tells you a seawall is fine is telling you something they are not qualified to know.
Drainage on a Low Lot
Canal-front ground is flat and close to the water table. Grading that falls toward the slab, downspouts discharging into a bed rather than away from the structure, and a yard that holds water after rain all matter more here than on higher ground inland. So does the condensate line, because a slow leak in a wall cavity behaves differently in a humid, low-lying house.
The 1960s Block Question
Merritt Island grew hard during the space program, so a great deal of the housing stock is concrete block from the 1960s and 1970s with newer waterfront rebuilds threaded through it.
What That Vintage Brings
Cast iron drain lines, now 50 to 65 years old and at the end of their service life, which under a slab is a five-figure repair. Original service panels including Federal Pacific Stab-Lok and Zinsco, both of which are replacements rather than repairs and both of which some carriers decline to write around. Aluminum branch wiring from roughly 1965 to 1975. Galvanized supply piping where it survives. Every one of those is on the Merritt Island checklist.
Salt, at a Slower Rate
The rivers are brackish and the island is narrow, so corrosion reaches condenser coils, panel bus bars and exposed fasteners here too. It runs slower than on the Atlantic side, which is a difference of degree rather than kind. On a canal lot the water problem that costs the most is still the seawall.

Power, water and gas live. Clear access to the panel, attic hatch, water heater and air handler. On a waterfront property, unlock the gate to the dock and clear the seawall cap of stored furniture so it can actually be looked at.
