The Clock Decides Everything
A Florida inspection period commonly runs ten to fifteen days in Brevard, shorter when there are competing offers. It starts on the effective date, not on the day the reality of it occurs to you, and it does not stop for a weekend. Inside it you can request repairs, ask for a credit, or cancel and keep your deposit. Outside it, you own whatever the house has.
Which is why the single most useful thing a buyer does is book on day one.
Why day one matters more on Merritt Island than almost anywhere: the findings that change your decision here need a second opinion, and there may be three of them. A cast iron drain needs a plumber's camera. An obsolete panel needs an electrician's number. A questionable seawall needs a marine contractor. None of those three can be arranged, performed and quoted in the last 48 hours of a contract.
What the Timeline Looks Like
Offer accepted Monday, inspected Tuesday, report Tuesday evening. You read it Wednesday. If it flags the drains you have a plumber scoping them Thursday with a quote back before the weekend, and if it flags the seawall you have a contractor out early the following week. You submit a repair request with days still on the clock. Book on day six instead and every one of those steps happens under pressure or does not happen at all.
What We Look at Hardest Here
The full scope is on the checklist page. This is where the money usually is on a Merritt Island purchase.
The Five That Change the Number
Drain line material and age, because 1960s cast iron is at the end of its life and replacing it under a slab is a five-figure job. The service panel, because a Federal Pacific Stab-Lok or a Zinsco is a replacement rather than a repair and some carriers decline over them. The roof covering age and its wind mitigation profile, which drives the insurance quote. The condenser and air handler, because brackish air shortens equipment life even this far from the Atlantic. And on a waterfront lot, the seawall.
Four of those we answer directly. The fifth we photograph and tell you who to call.
What a Showing Cannot Tell You
None of the five is visible on a walkthrough. The panel cover is on, the drains are under the slab, the roof is above your sightline, the condenser looks like a metal box, and the seawall is behind the house and below the lawn line. A property can present beautifully, appraise at contract price, and still hand you a repipe in year two and a seawall in year four.
Reading the Report Under Pressure
Findings are grouped by consequence rather than by room, so the items affecting insurability sit together at the top instead of scattered through forty pages. Everything is photographed and captioned. Anything needing a specialist names the trade and the question.
Work it in three passes. Insurability first, because a buyer who cannot bind a policy cannot close. Safety second. Cost third, descending. Everything below that is a maintenance list for the years you own the house, and putting all forty items into a repair request is the most reliable way to get none of them.
