First, Which Cocoa

Cocoa is on the mainland, along the west side of the Indian River. Cocoa Beach is on the barrier island across the causeway, and we have a separate page for it because it is a genuinely different job. Cocoa Beach is condominiums, rental turnover and salt corrosion. Cocoa is old houses.

How old is the part that matters. Cocoa Village and the streets around it hold the oldest housing stock in Brevard County, and a good deal of it predates the war.

The thing that makes Cocoa unlike every other city we inspect: there is a floor to get under. Nearly all of Brevard is slab-on-grade, which means the plumbing and the framing are sealed in concrete and nobody can see them. Around the village, a raised wood floor on masonry piers over a crawl space is common. The sills, the joists, the subfloor, the supply lines and the drain lines are all right there and all inspectable, which is a rare advantage and a lot of work.

What an Old Frame House Does

The scope does not change: structure, roof, attic, electrical, plumbing, HVAC, envelope, drainage, every interior system, three to four hours. The findings do.

Under the Floor

Sill plates and floor joists at the perimeter, where decades of ground moisture and any termite activity show up first. Subfloor condition and the sag you can already feel walking the hallway. Pier condition and whether anybody has shimmed one with something they found in the yard. Crawl space ventilation and whether there is a vapor barrier or bare soil. And every supply and drain line, visible along their runs rather than guessed at from a fixture. On a slab house none of that is knowable. Here it is simply a matter of getting dirty.

Wiring and Pipes of a Certain Age

Cloth-insulated conductors, ungrounded two-prong circuits, and in the oldest houses the occasional surviving run of knob-and-tube. Panels of three different vintages because each owner replaced only what failed. Galvanized supply piping, which corrodes closed from the inside and shows up as pressure that dies when a second tap opens. Cast iron drains at the end of their service life. A sewer scope at $265 answers the drain line question directly, which on a house this old is money well spent.

Additions Nobody Permitted

An old house in Cocoa has usually been added to, and rarely all at once.

What an inspection gives you is the evidence rather than the paperwork. An addition framed differently from the original structure. A roof tie-in where the two rooflines meet badly and leak predictably. A bathroom whose plumbing is clearly later than everything around it. A subpanel installed by somebody working quickly. Those all get photographed and reported. Whether the work was permitted is a public records question for the city or the county, and on a house that has been extended three times it is worth asking before you close rather than after. The inspection itself needs no permit and never has.

What Age Does to Your Insurance

This is where an old Cocoa house costs real money, and it is better to know in your inspection period than at the quote.

A 4-point will be required, covering roof, electrical, plumbing and HVAC with condition and remaining life on each. At $75 alongside a full inspection rather than $150 on its own, it is the cheapest it will ever be. The wind mitigation form is free with a full inspection and on a pre-war house it usually reads the hard way: toe-nailed roof-to-wall connections, a complicated roof shape rather than a hip, and no opening protection on original wood sash windows. Fewer credits than a new build, and you still want them documented, because an insurer prices what is on the form rather than what you assume about the house.

Utilities on, and open the crawl space

Power, water and gas live. Clear access to the panel, the attic hatch, the water heater and the air handler. And unblock the crawl space hatch, which on an old Cocoa house is often behind a stack of something in a back room or screwed shut under the porch.

That is a real question on the lower lots along US 1, and it is not a home inspection question. Flood zone determination comes from the flood maps and an elevation certificate is prepared by a licensed surveyor. What the inspection tells you is how the house sits, how the ground drains and what past water has already done to the structure. The two together are what you actually want.
