What a village house actually comes to: a 1,400 sq ft frame house from the 1930s is $325 for the full inspection, with the wind mitigation report included free. The 4-point your insurer will require is $75 at the same visit rather than $150 on its own. That is $400. Add the sewer scope at $265 where there is cast iron and you are at $665, which is the entire cost of finding out whether the two most expensive unknowns in the house are problems.
Why an Old House Does Not Cost More

Where the Extra Hour Goes
Into the crawl space, on your back, with a light: sills, joists, subfloor, pier condition, ventilation, vapor barrier, and every run of supply and drain pipe. Then sorting out electrical work done across three or four eras, where the panel, the branch wiring and the receptacles can each be from a different decade. Then reading equipment old enough that the data plate has faded past legibility. On a 2015 slab house most of that resolves in minutes because there is nothing to resolve.
Why Square Footage
Because it is a fair proxy for the work across every house we inspect. More area means more roof, more rooms, more fixtures and more circuits. Pricing on size rather than on age means an old house is not penalised for being old, which matters in a city where most of the housing is.

Beyond that, do not buy inspections you do not need. A standalone roof inspection is for when the roof is the only question you have, usually before an insurance renewal. Buying one alongside a full inspection, which already covers the roof, is paying twice for the same climb.
