Florida inspection periods run on calendar days from the effective date. Weekends count, holidays count, and a ten-day period signed on a Thursday is gone by a week the following Sunday.
On a newer house that is usually enough. On an old Cocoa house it frequently is not, because the inspection is the first appointment rather than the only one. A finding under the floor sends you to a contractor. A drain line question sends you to a camera. A sagging span sends you to an engineer, and an engineer does not come out tomorrow. Booking on day one is what leaves room for the second and third calls.
The sequence that works: offer accepted Monday, inspection Tuesday, report Tuesday evening, specialist visits Thursday and Friday, repair request over the weekend with quotes attached. Book on day seven instead and you will be asking for money based on a photograph, with no number behind it, against a seller who knows your deadline as well as you do.

What Is Under the Floor
This is the Cocoa question. On a raised wood-frame house the sills, floor joists, subfloor and piers are reachable, and they are where decades of ground moisture, drainage and any termite activity have been working quietly. Sag you can feel in a hallway has a cause, and the cause is visible from underneath. Crawl space ventilation and whether there is a vapor barrier or bare soil matter too, because a damp crawl space is a slow problem that shows up as a fast one.
It is worth saying plainly that this is an advantage. Everywhere else in Brevard the framing and the plumbing are sealed in a slab and nobody can tell you their condition at any price. Here you can simply find out.
What the Pipes Are
Galvanized supply piping corrodes closed from the inside, so the symptom is pressure that collapses the moment a second tap opens rather than a leak. Cast iron drains go the same way out of sight, and under a house or a slab that is a five-figure repair. A sewer scope at $265 runs a camera to the municipal connection and settles it, which is the single most useful add-on on a house of this vintage.
How Many Eras of Electrical Work
An old house rarely has one electrical system. It has the original, plus whatever each owner added, and the interesting part is the joints between them. Cloth-insulated conductors, ungrounded two-prong circuits, missing GFCI protection, a subpanel fed by something nobody would install today, and in the oldest houses the occasional surviving knob-and-tube. All of it goes in the report with photographs, and the panel comes off every time.
What Insurance Will Say
The fourth question, and the one buyers most often leave until after they are committed. A house this age needs a 4-point, which is $75 alongside a full inspection instead of $150 on its own. The wind mitigation report is free and will usually read the hard way on a pre-war house: toe-nailed roof-to-wall connections, a complicated roof shape, original wood sash windows with no opening protection. Fewer credits than a new build, and you still need the document, because an insurer prices the form rather than the house. Find this out during your inspection period, not after.
What the Inspection Will Not Settle
Three things, named up front so you can plan the week rather than discover them on day eight.
Structural verdicts, which belong to a Florida-licensed professional engineer. The report identifies the evidence and says an engineer is required, because that is where the seal and the liability sit.
