What We Look at First Here
A full inspection in Indian Harbour Beach covers the same ground as one in Melbourne: structure, roof, attic, electrical, plumbing, heating and cooling, and the exterior. The 1960s and 1970s Block Homes
Like Satellite Beach to the north, much of the city's single-family housing went up during the space program years, and a lot of it still has original systems. Four things decide most of these inspections. Cast iron drain lines, now 50 to 65 years old. The service panel, because a Federal Pacific Stab-Lok or a Zinsco gets replaced, not repaired. Aluminum branch wiring, used in homes wired between roughly 1965 and 1975. And the roof, since its age and its wind mitigation profile drive the insurance quote.
None of those kills a sale by itself. All four affect whether a carrier will write the policy, and you want to know about them while the inspection period is still open. If the drains look original, add a sewer scope for $195 and the camera will show you the line all the way to the connection at the street.
Houses on the Canals
The canal homes on the river side of the city come with a seawall, usually a dock, and often a boat lift. Our report covers what we can see and reach: cracks and cap separation on the wall, staining at the tie-backs, scour at the base, the dock decking and the pilings. That is a visual check. A wall that looks wrong needs a marine contractor or a structural engineer before you close, and we will tell you when it does.
On a canal lot, water on the ground often matters more than salt in the air. We look at how the yard drains, where the downspouts empty and whether the slab sits high enough above the grade around it.
Condos Along A1A
A condo inspection covers your unit and the equipment that serves it. That means the electrical panel, the air handler and the condenser, the water heater, the plumbing under every sink, and the windows and sliders, which take the full force of the ocean-side weather. We also look for any sign that water from the building envelope has reached your walls.
The roof, the structure and the balconies belong to the association. Since 2022, Florida has required milestone structural inspections and reserve studies on condo buildings three stories and taller. Ask for both. On an older oceanfront building, they tell you more about the structure than our report can.
Wind Mitigation and Insurance
The whole barrier island sits inside the wind-borne debris region, which makes the wind mitigation form (OIR-B1-1802) worth real money here. It records roof covering, roof deck attachment, roof-to-wall connections, roof shape, secondary water resistance and opening protection, and your carrier sets the credits from it. The report is free with a full inspection, or $125 on its own. Carriers commonly want a 4-point on homes 30 years and older as well: $150 standalone, $75 with a full inspection, or $250 for the 4-point and wind mitigation together.
