Condos Usually Land at the Bottom of the Schedule
Most Cocoa Beach condominium units are between 900 and 1,600 square feet, which puts them in the $299 to $360 range. The scope is narrower too, because the building shell, the roof and the common elements belong to the association rather than to you. That is a smaller inspection and a shorter visit, typically ninety minutes to two hours rather than three to four.
It is not a lesser inspection of what you are actually buying.
Age and Rental History Are Free
A 1968 block house on the river side and a 2021 build of the same size pay the same fee. So does a unit that has been rented weekly for a decade. Those histories change what we look for, and often how long we spend, but the schedule above does not move for them. An inspector who quotes more because a property looks like hard work is charging you for their own uncertainty.
