Florida inspection periods run on calendar days from the effective date. Weekends count. Holidays count. A ten-day period signed on a Thursday is gone by a week the following Sunday, and that window has to hold the inspection, the report, any specialist you need to bring in behind it, and the negotiation.
Which is why the single most useful thing a buyer does is call on day one.
The sequence that leaves you room: offer accepted Monday, inspection Tuesday or Wednesday, report that evening, specialist quotes Thursday and Friday, repair request over the weekend. Book on day seven of a ten-day period and you will be making a five-figure decision on a photograph, without a single quote to support what you are asking for.
What Matters on an Original Suntree House
Most of Suntree was built between the mid-1980s and 2000, so the questions worth answering are the same from street to street. Four of them decide whether the house is a good buy.
What the Supply Piping Is
Polybutylene went into Florida homes from roughly 1978 to 1995, which covers a large part of this community. Gray, flexible, and it fails at the fitting rather than along the pipe, which is why the first sign is usually water in a wall. Some carriers will not write a policy over it at all, and others will only with conditions. Finding it during your inspection period is a negotiation. Finding it in August after you close is a repipe you fund yourself.
How the Roof Is Attached
The wind mitigation form records roof-to-wall attachment as toe nail, clip, single wrap or double wrap, and that line moves a Florida premium more than anything else on the page. Builders working here before the 2002 Florida Building Code were not consistent about it, so identical houses on the same street can score differently. It costs nothing to find out, because wind mitigation is free with a full inspection, and it changes what you pay every year you own the house.
What Is Left in the Equipment
Air handlers and condensers in Florida generally give twelve to fifteen years, water heaters eight to twelve. On a house that has never had them replaced, you are not looking at a maintenance item, you are looking at a scheduled expense with a date on it. The data plate tells you the date. The report tells you the condition.
Whether the Enclosure Is Maintenance or a Project
Screen enclosures and pool cages here are aluminum frames held together with fasteners that corrode, standing in weather for thirty years. Rescreening is minor. A frame with failed anchors or section corrosion is thousands, and it looks about the same from the patio door. That distinction goes in the report with photographs.

What You Do Not Need

Before You Walk Through
There is real value in a careful second showing, and none of it requires a ladder.
Run every tap and time the hot water. Open and close every window and slider, because failed rollers and fogged double panes are the most common finding in houses of this era and you can spot both yourself. Read the date on the water heater and on the condenser data plate. Look at the water heater connections while you are there, because gray flexible pipe is not subtle once you know what it looks like. Ask the seller when the roof was replaced and whether there is a permit for it. Then stay off the roof, leave the panel cover on, and do not go into the attic, because the parts of this that need training are the parts that put people in the emergency room.
